What Holiday Homes Are Available?

Atlantic Reach is a brand-new holiday home development, meaning all of our homes are either brand new or nearly new, having been installed within the last 12 months.

We offer a range of modern, stylish holiday homes in different sizes, layouts and specifications to suit a variety of budgets and lifestyles. Many homes can also be personalised with optional extras such as decking, helping you create your ideal holiday retreat.

How Much Does a Holiday Home Cost?

We have a selection of new and nearly new holiday homes available, with prices starting from £41,995. The final price will depend on the size, specification, location and any additional features such as decking.

We will always provide a clear breakdown of costs so you can make an informed decision with confidence.

Running Costs

Annual site fees are currently £4,543.90 (Correct at 1st Jan 2026). These contribute towards the upkeep and operation of the park, including:

• Grounds maintenance and landscaping
• Refuse collection
• Street lighting and infrastructure
• Maintenance of communal areas
• Access to on-site facilities

Site fees are reviewed annually and may increase in line with inflation and operating costs. Any changes will always be fair and reasonable, with advance notice given in line with your licence agreement.

Other typical costs include:

• Insurance: approx. £80 per year
• Electricity & water: billed quarterly at cost
• Gas: bottled and paid per usage
• TV licence: approx. £56 per year (reduced resort rate)
• WiFi: available via approved providers

How Long Does the Holiday Home Licence Last?

All of our holiday homes are sold with a 20-year licence agreement, giving you many years to enjoy your holiday home and make lasting memories with family and friends.

Before purchasing, we will take time to explain the licence agreement in full and answer any questions you may have. As members of the BH&HPA, we follow industry best practice and are committed to clear and transparent communication throughout the process.

As the licence progresses, we will always be available to discuss your options and help you make informed decisions about your ownership.

Is Atlantic Reach Dog Friendly?

Yes – Atlantic Reach is a dog-friendly resort, and many of our owners enjoy bringing their dogs with them throughout the year.

Dogs are welcome across much of the site, including The Manor Sports Bar and Café. With Cornwall’s beaches, countryside and walking routes nearby, it’s a fantastic destination for dog owners.

Can I Live in My Holiday Home?

Holiday homes at Atlantic Reach are intended for holiday and recreational use only and cannot be used as your sole or primary residence.

However, owners are welcome to enjoy their holiday home for 12 months of the year within the terms of their licence agreement. Many owners find their holiday home becomes a much-loved second home and a place to relax, unwind and enjoy Cornwall whenever they choose.

Can I Rent Out My Holiday Home?

Yes. If you would like to generate income when you are not using your holiday home, you can choose to let it through our fully managed holiday letting service.

Our experienced team can take care of bookings, guest communication, housekeeping and changeovers, making the process simple and hassle-free. Letting your holiday home can help offset running costs while still allowing you plenty of personal use.

We’ll be happy to explain how the letting service works and provide guidance on potential rental income based on your chosen holiday home.

What Happens If I Want to Sell My Holiday Home?

Should your circumstances change, or you decide it’s time to move on, selling your holiday home is straightforward.

Our team can guide you through the resale process and help market your holiday home to prospective buyers. We’ll support you throughout, making the process as simple and stress-free as possible.
